Do I need planning permission to convert my loft?

Although the answer is most often ‘No’, there are some instances where you will need planning permission for a loft conversion.

Loft conversions generally fall under the category of ‘permitted development’, which means you do not require planning permission to complete the work.

Permitted Development

There are certain limits and conditions which must be adhered to when converting your loft under permitted development.

For example, the loft conversion must not exceed the height of the existing roof, materials must be similar in appearance to the existing house, and the new loft space should not be larger than 40 m3 (in terraced houses) or 50 m3 (in detached and semi-detached houses).

When You Need Planning Permission

If you are considering creating quite a large loft space, adding a balcony or veranda, or carrying out a mansard loft conversion, you are likely to require planning permission as this usually exceeds permitted development.

Another reason you might need to apply for planning permission is if you live in a conservation area or listed building. You will not necessarily be denied permission to convert your loft, but additional measures may be required to ensure the project is sympathetic to the environment or the heritage of the building.
